How to compare garden room quotes

The short answer

Garden room quotes are hard to compare because each includes different things. Ask every supplier to price the same size and specification, and to say clearly whether the price includes the base, electrics, insulation, heating, delivery, VAT and site clearance. Then compare the totals.

The quote checklist

For each quote, tick off what's included. Anything not ticked needs a price before you can compare.

  • Exact internal and external size, and the height
  • Foundation or base (concrete, ground screws or other) and site clearance
  • Floor, wall and roof insulation, with thicknesses or U-values
  • Roof covering (for example EPDM rubber) and its guarantee
  • Windows and doors: double or triple glazing, and type of door
  • Cladding material and finish, and whether it needs oiling
  • Internal lining, flooring and decoration
  • Electrics: cable from the house, sockets, lighting, and a completion certificate
  • Heating
  • Guttering and where rainwater goes
  • Delivery, access and removal of waste
  • VAT
  • Guarantee: what it covers and for how long
  • Start date and how long the build takes

Questions to ask

  • Can I see a finished room, or speak to a recent customer?
  • Does this design fit the planning exemption for my garden?
  • Who does the electrics, and are they a registered electrical contractor?
  • How do you prevent condensation?
  • What happens if materials can't get through my side passage?
  • Are you insured, and can I see the certificate?

Red flags

Deposits and payment

A deposit to order materials is normal. After that, link payments to clear stages: base complete, structure up, finished and signed off. Keep the final payment until the electrics certificate is handed over and any snags are fixed. Paying the deposit by credit card can give extra protection if the company fails.

Common questions

How many quotes should I get for a garden room?

Three is a good number. Make sure each covers the same size, specification and extras, or ask suppliers to break their prices down so you can compare them line by line.

What deposit is normal for a garden room?

Suppliers often ask for a deposit to order materials, with stage payments after that. Avoid paying most of the price before work starts, and pay deposits by card where possible for extra protection.

Should the quote include planning advice?

A good supplier will tell you whether your design fits the exemption rules. But you are responsible for compliance, so check the rules yourself with our planning checker.
