Grants for garden homes and garden rooms in Ireland

The short answer

As of October 2026, there is no grant for building a garden room or garden home in Ireland. If the space is needed because of a disability, the means-tested Housing Adaptation Grant pays up to €40,000 for adaptations, which can include extra space, but you must get approval before work starts. SEAI energy grants don't apply to new buildings.

Is there a grant?

Many sites suggest grants are available for granny flats. We couldn't find a scheme that pays for building a garden home or garden room in Ireland. What does exist is help with specific needs, mainly through your local council, and tax reliefs once the space is in use.

SchemeUp toCould it help?
Housing Adaptation Grant for People with a Disability€40,000Possibly, if the space is needed for a disabled person. Ask first.
Housing Aid for Older People€10,700No. Covers repairs to an existing home.
Mobility Aids Grant€8,000For fittings like an accessible shower, not a new building.
SEAI home energy grantsVariesNo. New buildings don't meet the build-date rules.

Housing Adaptation Grant

The Housing Adaptation Grant for People with a Disability helps make a home suitable for someone with a disability. It's run by your local council and is means-tested on household income.

  • Up to €40,000 for homes more than 12 months old, or €20,000 for newer homes.
  • It covers works from ramps and grab rails to accessible bathrooms and extra space. An occupational therapist's assessment may be needed for a room extension.
  • Grants over €10,000 need tax clearance from Revenue.

Whether a council will fund a detached garden home rather than an extension isn't spelled out. If that's your plan, ask your council's housing grants section before you commit.

Grants that won't pay for a garden building

  • SEAI energy grants are for upgrading existing homes: insulation needs a home built and occupied before 2011, heat pumps before 2021. A new garden room or garden home won't qualify, so build it well insulated from the start. See insulated garden rooms.
  • Housing Aid for Older People and the Mobility Aids Grant are for repairs and small adaptations in an existing home, not new buildings. If a parent moves into a garden home, they won't fund it.

Tax reliefs that can help

  • Rent a room relief: rent from a Class 3A garden home can be tax-free up to €14,000 a year in 2026. See renting a garden home.
  • Remote Working Relief: part of the running costs of a garden office if you work from home for an employer. See garden office.

Common questions

Is there a grant for a granny flat in Ireland?

There is no grant specifically for building a granny flat, garden home or garden room, as of October 2026. If the space is needed because someone in the household has a disability, the means-tested Housing Adaptation Grant (up to €40,000) can fund adaptations, which can include extra space. Ask your council whether your plan qualifies before you start.

Can I get an SEAI grant for a garden room?

Generally not. SEAI home energy grants are for existing homes: insulation grants need the home to have been built and occupied before 2011, and heat pump and renewable grants before 2021. A new garden room or garden home won't meet those dates.

Can I claim tax relief on a garden office?

Not on the cost of building it. If you work from home for an employer, you can claim Remote Working Relief on part of your electricity, heating and broadband costs. See our garden office guide.
