Garden homes: a home in your back garden

The short answer

Since 27 July 2026 you can build a detached home of 32 to 45 m² in your back garden without planning permission, under the new Class 3A exemption. It has to be built as a home to the Building Regulations, connected to the main house's services, notified to your council before work starts, and finished by the end of 2030. It can be a home for family or rented out, but it can't be sold on its own.
