Planning and building rules

• Whether a garden room or garden home is exempt depends on your property, including its planning history, its location and any conditions on earlier permissions. Only your council or An Coimisiún Pleanála can rule on that, for example through a Section 5 declaration.
• Planning law in Ireland is changing, including under the Planning and Development Act 2024. Rules may have changed since a page was last updated.
• You are responsible for making sure what you build complies with planning law, the Building Regulations and any other rules that apply.

Prices, costs and running costs are based on figures published by Irish suppliers, councils and other sources at the date shown on each page. They are ranges for guidance, not quotes. Actual prices depend on your site, specification, supplier and timing, and may or may not include VAT.

Tools
