L-shaped and corner garden rooms

The short answer

An L-shaped garden room wraps around the back corner of the garden, leaving the open space near the house in one usable piece and giving two zones, such as an office and a gym. The planning rules are the same as for any garden room: 30 m² in total. Expect to pay more per m² than for a rectangle.

Why an L-shape or corner room

Plan of a 27 m² L-shaped garden room in the back corner of a garden, with an office wing and a gym wing, glazing facing the garden on both
A 6 × 3 m room with a 3 × 3 m wing: 27 m² in a corner.
  • Two rooms in one: an office and a gym, a studio and storage, or a den and a bar.
  • Uses dead corners at the end of the garden.
  • Glazing on two sides for more light and a view back to the house.
  • Keeps the lawn in one piece, rather than cutting the garden in half.

Planning

The shape makes no difference. All garden buildings count towards one 30 m² total, and you must keep 25 m² of garden. Both wings count. See the planning rules.

Cost and build

An L-shape has more wall, an extra corner and a more complex roof junction than a rectangle of the same floor area. Fewer suppliers offer it as a standard design, so it's often a bespoke build. Price both: two separate rectangular rooms can sometimes cost less, though they share the same 30 m² limit.

Design tips

  • Put the doors on the garden-facing sides so both wings get light.
  • Use the inner corner for storage, a WC or a kitchenette.
  • Heat the two zones separately if you'll use them at different times.
  • Keep the roof simple: a single flat roof over both wings avoids awkward valleys.

Common questions

Do L-shaped garden rooms need planning permission?

Not if they meet the usual rules. The shape doesn't matter: the total floor area of all garden buildings must be 30 m² or less, 25 m² of garden must remain, and the height and position limits apply.

Are corner garden rooms more expensive?

Usually, per m². An L-shape has more external wall, more corners and a more complex roof than a rectangle of the same area, and it's less likely to be a standard catalogue size.
