Planning in Limerick

Limerick City and County Council applies the national exemption rules: up to 30 m², 25 m² of garden left, behind the house, within the height limits and for use connected with the house. See the planning guide.

Decisions are published. The council posts its Section 5 decisions on limerick.ie. In one 2026 example in Dooradoyle, a 21.66 m² shed at the back of a semi-detached house, 2.99 m high and leaving about 70 m² of garden, was declared exempt. Reading a few decisions shows exactly what the planners check.

Parts of Limerick are in flood risk areas near the Shannon. Flood risk doesn't remove the exemption, but it affects how you build: a raised floor on ground screws and electrics kept well off the ground. Check the council's flood maps before you buy.

Prices in Limerick

  • Showrooms: the nearest garden room showrooms are in Cork, Athlone and Dublin, so ask suppliers for photos or addresses of finished rooms near you.
