Pitched or flat roof for a garden room?

The short answer

Most garden rooms have a flat roof: it's simpler, cheaper and keeps the building low. A garden room can be 3 m tall with a flat, mono-pitch or other roof, but 4 m with a tiled or slated pitched roof. Choose a pitched roof if you need headroom, for a gym or golf simulator, or want the room to match the house.

Height limits by roof

Three side views: flat roof and mono-pitch roof with a 3 m limit and about 2.5 m inside; tiled or slated pitched roof with a 4 m limit and about 3.4 m inside
The 4 m limit depends on the roof covering, not just the shape.

Flat roofs

  • Cheapest and quickest to build, and the modern look most suppliers sell.
  • Membrane: usually EPDM rubber or GRP fibreglass. The roof is where garden rooms most often fail, so ask about the membrane, its guarantee and the edge details.
  • A slight fall is built in so rain runs off to a gutter. "Flat" roofs aren't truly flat.
  • Headroom: about 2.4 to 2.6 m inside within the 3 m limit.

Pitched roofs

  • More headroom under the ridge, and a vaulted ceiling that feels bigger.
  • Tiles or slates are needed for the 4 m limit, which adds weight and cost, and needs a stronger structure.
  • Matches the house, which can suit older or period properties.
  • Watch the eaves: walls are lower at the sides, so plan furniture and doors around the higher middle.

Common questions

How high can a garden room be with a pitched roof in Ireland?

Up to 4 m, but only if the pitched roof is finished with tiles or slates. Any other roof, including flat, mono-pitch and felt or metal pitched roofs, has a 3 m limit.

Does a mono-pitch roof get the 4 m limit?

Not usually. The 4 m limit is for a tiled or slated pitched roof. Most mono-pitch garden room roofs are rubber, fibreglass or metal, so the 3 m limit applies. If yours is unusual, ask your council for a Section 5 declaration.

What is the best flat roof for a garden room?

EPDM rubber and GRP fibreglass are the two common choices. Both last for decades if installed well with a slight fall for drainage. Ask what guarantee covers the roof membrane specifically.
