Garden room prices in Ireland
The short answer
Most garden rooms in Ireland cost between €700 and €1,500 per m² for a catalogue room supplied and installed, or €1,800 to €3,200 per m² for a bespoke builder-built room. For a typical 16 m² garden office, that's roughly €11,000 to €24,000 or €29,000 to €51,000. Foundations, electrics and plumbing are often extra.

Price per m²
The biggest factor is how the room is made. Published Irish prices fall into three groups:
| Type | Per m² |
|---|---|
| Catalogue garden room, supplied and installed Standard designs from a supplier, such as insulated timber, log or SIPs-panel rooms, delivered and put up on a prepared base. | €700 to €1,500 |
| Bespoke garden room, builder-built Designed for your garden and built on site or in a workshop, usually fully fitted with electrics, heating and finishes. | €1,800 to €3,200 |
| Premium or architect-designed Large glazing, high-end cladding, bathrooms or complex sites. | €3,200 to €4,500+ |
Smaller rooms cost more per m² because doors, windows and electrics cost about the same whatever the size.

What pushes the price up
- Glazing. Large sliding or bifold doors are one of the most expensive parts of a room.
- Insulation and build quality. A room for year-round use needs insulated floor, walls and roof. See insulated garden rooms.
- Cladding. Charred larch, cedar and composite cost more than standard treated timber.
- Plumbing. A toilet or shower adds water, waste and drainage work. See garden rooms with a toilet.
- The site. Slopes, poor ground and difficult access.
Ways to keep costs down
- Choose a standard size. Catalogue sizes cost far less than custom dimensions.
- Keep it close to the house to shorten the cable run.
- Skip the plumbing unless you really need it.
- Prepare the base yourself, if the supplier allows it and you are confident doing it.

Common questions
How much does a garden room cost in Ireland?
A supplied-and-installed catalogue garden room typically costs €700 to €1,500 per m², so roughly €11,000 to €24,000 for 16 m². A bespoke builder-built room usually costs €1,800 to €3,200 per m², roughly €29,000 to €51,000 for 16 m². Foundations, electrics and extras are often on top.
Is a garden room cheaper than an extension?
Usually, yes. Irish extensions are commonly quoted at around €1,800 to €2,500 per m² in Dublin before fees. A catalogue garden room costs well under that per m², though a bespoke, fully fitted garden room can cost about the same.
Do garden room prices include VAT?
Not always. Some suppliers quote including VAT and some exclude it, especially on premium ranges. Always ask, and compare quotes on the same basis.
Do I need to pay for planning permission?
Not if your garden room meets the exemption rules: up to 30 m², 25 m² of garden left, behind the house, within the height limits and for home use. See our planning guide.
